List your property. The SRQ Duo are members of the REALTORS Association of Sarasota and Manatee and will list your property with My Florida Regional Multiple Listing Service (MFR-MLS). By listing your property in the MLS it will broadcast to participating brokers and agents that might be working with a potential buyer. When we list your property in the MLS we set it up to participate in IDX (Internet Data Exchange). By using IDX technology your property will be automatically listed on all local broker and Realtor websites that offer the capability to search the MLS. The SRQ Duo lists your property on the three leading real estate online marketplaces with high search traffic: Realtor.com, Trulia.com and zillow.com. These websites account for over 50% of Internet traffic related to real estate search. We also list your property other real estate websites like Yahoo Real Estate, Wall Street Journal Online, The New York Times Online, Hot Pads and many others to maximize the exposure your property receives from potential buyers browsing these sources.
Open Houses. If you’re willing, The SRQ Duo will host multiple open houses at your property. The first step is to hold a “Brokers Caravan”. This type of open house introduces your property to local brokers and agents, some of whom have buyer clients that may be looking for a property just like yours. After the Brokers Open, we will host a series of open houses and/or select events. For typical open houses most of our competing large “chain” agencies, including “Luxury” agencies, simply post a sign out front with cheesy balloons and station the listing agent inside with a stack of business cards and some standard print marketing material. This type of open house has a very low success rate and frankly serves to appease the seller more than actually selling the property. Professional high impact photographs of the property will be featured on property listings and used for Internet, social media posts, and all online and print marketing materials. Print Ads. A dirty little secret in our industry is that print ads have become very ineffective. They serve more to advertise the agency than they do to promote specific properties. As such, The SRQ Duo focuses our print ads on our agents and doesn’t waste your time or build unrealistic expectations. An exception to this general policy is with international marketing.
